In many cases owners within blocks or developments manage their own properties with great success, thereby protecting their investments and saving on high management fees. However, in larger collectives or developments, or in those where the ownership is carried by busy professionals, the work and obligations often prove too much to manage. There may also be differences of opinion amongst directors of self managing owners. These are just a few of the issues which lead to the appointment of a managing agent. So what can you expect from your agent… if you choose to go down that path? A professional Management Agent should ensure that all properties in their charge are maintained & kept to a high standard of repair, thus preserving the capital investment of the owners. Ensuring provision of services to all common areas – lighting in common areas, cleaning if required, maintenance of gardens / grounds etc., - guidance on common insurances, major works & maintenance + repairs, as well as any specific requirements of the ‘block’ are also to be expected of the agent. Written terms of engagement should detail fee structures & additional costs for which agreement is made. The service offered should be cost effective and bear fair relation to the size & scale of the properties, as well as the responsibilities to which the agent is contracted. The agent should ensure that the Client’s money is kept in an individual named account at all times, & provide open accounting for expenditure to the Resident’s Association upon request. All transactions relating to the Client’s property, as well as any & all expenditure from the Client’s account should be fully & accurately recorded. The agent should ensure that annual or any periodic accounting is undertaken promptly by an approved Accountant, providing all essential supporting information on demand. Furthermore the agent should maintain open, polite & courteous relationships with their clients, preserving balanced & fair consideration of the opinions of all within a professionally conducted arrangement. Regular consultation, open communication, written guidance, & proactive on-site management of the premises should all be the rightful entitlement of the client(s). Our FeesOur fees are individually negotiated prior to a contract being signed and the terms of that contract will clearly state what the fees are. Whatever the negotiated fee, we do not charge a percentage fee of any works which we may arrange on your behalf. ‘ad interim’ Ltd does not support the concept of taking a percentage ‘rake off’ from arranged contracts of works – a system adopted by many competitors. We do not charge an annual “up front” fee, nor do we charge an “end of year” top up fee.
