We look forward to seeing you there. 19th March 2007 Tenancy Deposit Protection: new legislation from 6 April 2007 As from 6 April 2007, landlords and letting agents taking deposits from tenants at the commencement of any new Assured Shorthold Tenancy agreement are required to join a Tenancy Deposit Scheme in order to safeguard any deposits received. Agents and landlords must ensure the deposit is protected under one of the government-authorised tenancy deposit protection schemes. 18th August 2006 Repeat charges to Landlords:- In the past couple of years we have been staggered to find that some agents take repeat fees from Landlords for whom they have successfully fulfilled their Tenant Finding brief. Although these agents are not engaged in any ongoing Management activities for the Landlord, they include in their Agreement with the Landlord, clauses eliciting further payments in the event that their Tenant extends or renews the Tenancy Agreement in the Property. We do not subscribe to this practice and believe that Landlords should be aware of the need to thoroughly check their Agreements’ small print VERY CAREFULLY! Tenant Insurance:- Are you renting a property but feel concerned about your liability for the Landlord’s possessions, such as carpets, curtains etc.? Or is the fully furnished status of the property giving you even bigger headaches? In the long term, do you dread losing a large portion of your deposit to costly dilapidation charges when you move on?
